  1. Description of the Property

    Parcel 5 consists of 31 acres and is bordered to the:
    North- Brooks Road East- State Land
    South- Private Property West- Residential fronting Tollgate Rd.

    This property is independent from the other four parcels. Access to the property can be achieved by point A on the study area map.

  2. Inland Wetlands and Watercourses,100- Year Floodplain and Soil Types

    There is a small section of designated wetland along the eastern boarder of the property. The State has designated the entire eastern length of the property as Class II watershed. Within this watershed is a small stream that feeds into Reservoir Brook. The rest of the property has no wetlands or floodplains. The soil types on parcel 5 range from moderately well drained to somewhat excessively drained. The moderately well drained soil between the fields noted by the letters B and C.

  3. Zoning

    This parcel is zoned R-45 (Residential), since the property has state imposed restrictions on many of the uses allowed in this zone. However, Outdoor Recreation (60,02.27), is allowed by Special Exception, which includes Parks, Playgrounds, Playfields, Golf courses, Boating areas, Community building, Developed open space, such as Arboreta, Botanical and Zoological gardens and similar recreational uses.

  4. Recreation Potential

    A majority of the property is forested and has a rolling grade. There may be an opportunity for some limited active recreation and the construction of athletic fields, at points B, C and D. Most likely the property is well suited for passive recreation and trails. A trail entrance exists at the intersection Brooks Road and Cedar Lane and enters the property at point F on the study area map and exits the property at point G.
