- Description of the Property
Parcel 3 consists of 91 acres and is bordered to the:
North- Bow Lane East- Cedar Lane
South- Reservoir Road West- Bartholomew Road
This property is the largest of the five parcels. There are two access points to the property, which are noted by letters A and G on the Study Area map. From point A there are two open fields, noted by letters B and C. Point B is a field that is leased to Milane’s Nursery’s for tree farming. At letter D a gravel quarry exists which is linked to Bow Lane by a dirt access road. From point G, there are two fields designated by points E and F. The field noted by letter E is also leased by Milane’s Nursery. The field noted by letter F has a model airplane field, which consists of a low cut fairway that is 200 feet long and a flag pole.
- Inland Wetlands and Watercourses,100- Year Floodplain and Soil Types
The are two locations that have wetlands on the property. The field designated by letter C has a lengthy wetland along its eastern half. The field designated by letter F has a small wetland in its south eastern corner, near the intersection of Cedar Land and Reservoir Road. There are no designated 100-year floodplains on the property. The soil types on parcel 3 range from poorly drained to somewhat excessively drained. The poorly drained soil coincides with the wetland along the eastern half of field C. The rest of the property has good drainage.
- Zoning
This parcel is zoned R-45 (Residential), since the property has state imposed restrictions on many of the uses allowed in this zone. However, Outdoor Recreation (60,02.27), is allowed by Special Exception, which includes Parks, Playgrounds, Playfields, Golf courses, Boating areas, Community building, Developed open space, such as Arboreta, Botanical and Zoological gardens and similar recreational uses.
- Recreation Potential
Field B and F best opportunity for the building of facilities to support active recreation, such as baseball or soccer fields. Active recreation may also be a possibility at the gravel quarry if enough space is available but the location is remote and the access road may not be suitable for such as use.
The topography of rest of property would limit development to trails and other passive recreation.
